Home staging is preparing a house for sale with the goal of making it appeal to the highest number of potential buyers. Staging can help buyers see the potential of the property and envision themselves living there. Staged homes often sell faster than non-staged homes, and for more money.
Sellers often think that the state of the market or the perceived condition of their house means that they do not need home staging. In fact, there is rarely a selling situation in which staging with not benefit the property, which in turn will benefit the seller.
Occupied Staging vs. Vacant Staging
At Julie S Jenkins LLC, we specialize in Occupied Home Staging. By utilizing furnishings and accessories already in the home, we can maximize seller profit by reducing overhead.
Vacant Home Staging requires the seller to move out of the house completely only to move in a fresh house-full of furnishings. Often a seller needs to remain in the house they are selling until they move to their next home.
Occupied Home Staging is often more convenient for the seller. They get to stay in their house and do not have as much financial outlay as one would with vacant staging. Turnaround time is quicker as well. This can help your home meet it’s full market potential.
The Consultation
After a brief discovery call, we will set up a time for Julie to come to your property. Through a comprehensive, Walk-and-Talk Consultation, she will identify and document areas of your home that need attention in preparation for sale. Once you receive the Staging Report via email, you will have the choice to perform the discussed improvements on your own or hire Julie to handle them at a custom hourly rate.
Stage your Space, Near or Far, with Distance Staging
Julie can stage your property via online tools
Though Julie currently resides in New England, staging your spaces in other locations is still possible. Through a variety of online tools like photos, videos, video chat, etc., she can assess and address your property to ensure that it attracts buyers on the internet and in-person. During the Home Staging Consultation, Julie will tour your property and identify areas that can use improvement when preparing your house for sale.

-Hire Julie to do the hands on staging work for an additional agreed upon rate
Photo Prep
Bring Julie back right before your professional photographer comes to take listing photos. She will put her hands on the spaces and get those final touches "just right."

- Photo ready property that will show well on websites and in print material
-Must have already executed Julie's Staging Report suggestions in order to be eligible for Photo Prep service.
